PROPERTY MANAGEMENT - Landlord Information
Dargaville Realty Limited, t/a First National Roper & Jones, Dargaville is an independently owned and operated company. The firm engages a strong sales team that handle sales for all sectors of the Real Estate market. The company also has a specialist Property Manager, Jeannette Straiton, who is responsible for the Property Rentals and Management Department. Jeannette has the qualifications as required under the Real Estate Agents Act 1976. Jeannette's professional approach minimises the risk of any breach of compliance. Full Property Management is the service recommended for absentee landlords. We will interview and check the references of potential tenants and select the most suitable for your property. We will monitor tenant's responsibilities. We will arrange bond lodgements and bond refunds. We will arrange direct credit of rental payments. We will complete an Inspection Report at the beginning and the end of each tenancy. We will send monthly statements to you directly. We will arrange and oversee repairs and maintenance. We will complete property inspections and report in full to you during tenancy. We will take reasonable steps to compel payments of rent and enforce other terms and conditions of the Tenancy Agreement. We will act on your behalf as landlord in any dispute regarding the tenancy and the Tenancy Tribunal, and attend Tenancy Tribunal hearings to enforce the tenant's responsibilities within the terms set out in the Residential Tenancy Act. Fees 7.5% of rents collected 5% disbursement fee for arranging repairs and maintenance Inspections - $45.00 per inspection Tribunal Hearing /District Court hearings $50 plus court costs All services are exclusive of GST Should you wish to manage the property yourself but require our assistance to locate a suitable tenant, this is called a casual let. Casual Letting Service We will interview and check the references of potential tenants and select the most suitable for your property. We will draw up the Tenancy Agreement. We will arrange payment of the bond to Tenancy Services. We will arrange payment of the first two weeks rent, and organise automatic payments for subsequent rent payments. Following the completion of the above tasks, all further responsibilities are with the owner/landlord.
